Guide to the Selling Process

Have a valuation carried out on your property by an agent that belongs to a professional body such as  I.A.V.I. - Irish Auctioneers & Valuers Institue (check Agent's window for logo).

  • Ask for advice on selling your home and details of sales package.  If required carry out any recommendations for presenting your property to it's full potential.
  • Your Agent will prepare a quality sales brochure' for your approval.
  • Your property will then be displayed in your Agent's office and will be marketed on the Internet and possibly the local newspapers.
  • Prospective purchasers will come and view your property.
  • Any offers made on your property will be reported to you for your consideration and if necessary negotiation takes place to finalise a purchase price agreeable to you.
  • Once the purchase price is agreed, your Agent will verify the purcasher's status i.e. property chain details and will agree a projected a completion date to suit both yourself and them.
  • Instructions of your sale is sent to both your solicitor and the purchaser's solicitor detailing all sales particulars.
  • A survey will then be carried out by the purchaser's surveyor or building society valuer on your property.
  • Your Agent's sales team will keep track of the legal process to exchange of contracts, when a completion date will be confirmed.
  • Now that a completion date has been confirmed, preparation for removal should be underway and if possible linked up to your next house purchase.
  • Once your sale has completed your solicitor will seek your approval to pay all fees and disbursements out of the proceeds of sale.
  • The final stage of the process is the handover (completion) and the time leading up to it.  In this time there are various points which you remember to carry out.
  • Organise removal for the completion day.  Leading up to this time it is useful to start packing various items which you don't necessarily need to use before then.
  • Remember to take an electric meter reading and inform the electricity board of your move.
  • Remember to also inform the telephone company of your move also and arrange for your phone line to be cut off and your telephone number to be transferred to your new address.
  • Before handing over keys, it is vitally important that you check with your solicitor that all monies have been transferred successfully.  Your Agent can also check this for you as well.
  • You can either arrange for keys for your property to be left in your solicitor's office for collection or in your Agent's office. 
  • If you have a security system on your property, remember to leave instructions along with the keys for the new owners.  Also instruction manuals for the heating system or any household appliances which are included in the sale such as hob and oven, dishwasher, fridge freezer etc. left for the new owner of your property would also be beneficial to them.
